  10. Process for getting them to a buyer presentation You will need to make sure your presentation is a “short version” – no more than 10 – 15 minutes. Instead of inviting them in for a buyer presentation, ask them: When would be a good time for us to go look at some homes? Great, the only thing I will need to do ahead of time is get a copy of your pre approval letter from your lender. I will need that for the listing agent. Have you already met with a lender or do you need to speak to our lender partner? After you get through that part and once you know what they qualify for…. Pick out the best homes and email them for approval. Once you know what you are showing you will just say: We are all set to view x number of homes on Friday at 2:00. We will meet at my office which is located at ……and we will go over the process and also give you your buyer packet and our home buyer survival kit which is a free gift for you. Would you like for me to email you directions to my office? If you meet any resistance just do the same thing but pick a Starbucks or Paneras near the first showing and say: No problem, we will just meet at the closest Starbucks since I do need to go over the buyer representation disclosure as required by Virginia law. I’ll buy you a cup of coffee, we will briefly review the paperwork and then we will start viewing homes. I’m really excited to help you find just the right home!!
