  2. Introduction Water heaters are a basic necessity for every household. We can get plenty of benefits from water heaters but it is fact that water heaters do not last forever and it will break down over time. Electric water heaters generally last 8-10 years while Gas water heaters can only last 6-8 years. It is necessary for families to check for rust and moisture in water heaters because it can easily deteriorate the water heater system and create cracks which can lead to leakage of water. Also regular maintenance of water heaters will ensure continuous supply of hot water and increase its lifespan.

  3. When Replacement Is Necessary • Age of your water heater will indicate the time for replacement. Water heaters which are over 12 years old should be considered for replacement. • Rust and Corrosion hamper performance of water heaters. Repairing is not possible for a tank that have started to rust and corrode and should be replaced to prevent further damage and unnecessary expenses. • Clogging of drain valve is another factor which may indicate replacement of water heater as excessive sediment formation will prevent draining of water through the valves. It is a good practice to flush the water heater once a year to prevent damage. • Leakage in the hot water tank indicates replacement as it is rarely repairable. • If the water is luke warm or cold or not getting properly heated then you can consider replacing it with a new one.

Proper draining will require to clean the water. • Leaking pressure-relief valve: Replace valve. • Leaking water supply pipes: The fittings should be tightened and if that doesn't work, you will need to shut off the water supply and replace the fittings.

Maintaining The Water Heater Here are some maintenance tips to increase longevity of your water heater though today’s water heaters require little or no maintenance. • It is necessary to drain the water at least two times a year to get rid of sediments and increase efficiency. • The pressure relief valve should be regularly tested by lifting the valve’s handle and letting it snap back. • In order to reduce damage to the tank due to over heating the temperature should be lowered to at least 120 degrees Fahrenheit.
