Offered to you the site borrows the area 80ar. It is located in parallel with a mountain-skiing line " Suncana dolina " (the Solar valley), is direct on a slope of mountain Krst.
It is necessary to note, that the site is located in immediate proximity from cable roads (cable cars), therefore from the site it is possible to leave directly on skis up to the nearest cable car, and upon termination of driving also it is possible to return up to the site, not removing skis.
The site has two automobile access ways. In the neighbourhood with a site there are rest houses of the large Serbian organizations "Invest-bank" and "Zup", and in three hundred meters from a site there is the most magnificent hotel on Kopaonik - "Grandee". All complex of ski lines is perfectly connected cable by roads and having a rest can move without problems from one line on another.
Already there is a civil-engineering design of hotel on an offered site. The total area of planned hotel will make 8000 (gross) and 7500 (net) square meter.
In hotel it is stipulated about 100 rooms c 200 places of a class "lux", restaurant with a spacious hall, pool, sports halls, saunas, underground garage of 50 places, external parking place, some cafe, club with a dismantled facade (for work in years conditions).
The height of object under the project makes 18 meters, and as much as possible resolved height - 25 meters. Thus, updating of the project and construction of one more floor is possible.
On a site there is one more object (the large concrete bunker from operated before mine) which it is possible to take down and release a place for the future construction, and also it is possible to convert in attractive three-level restaurant
Also on a site there is an old one-storeyed structure the area of 200 square meters which also can be taken down or converted under everything, including having created the second level on this object, having increased that the useful area up to 600 square meters. It is included in plans
On a site there is a mine of old mine from which spring water follows, i.e. the site has an own source of water.
Under the operating Serbian legislation the owner of a site which on it will build, i.e. the buyer should receive the sanction to construction of hotel. This easy procedure will borrow one week.
The main advantage of the given site - ideal communication with канатными roads. Also it is possible to add, that in vicinities of a site of anything new to construct it is impossible.
