HIGHEST APPRECIATION WILL BE IN HARDEST HIT MARKETS • The Southwest will experience extremely strong appreciation in the improving Las Vegas and Phoenix markets. • California markets will also see strong appreciation in markets such as Riverside-San Bernardino, San Diego, Orange County, and San Francisco. • Florida will experience high appreciation in Tampa and Miami. • Less impacted markets in the housing downturn will have solid but slower growth, including the Northeast and Northwest. • Appreciation projections are highly dependent on our assumptions of job growth by market, and mortgage rates staying below 4.5% through 2016.
