  1. Six Steps for Sealcoating A Parking Lot Made of Asphalt If you have the necessary equipment and skills, sealcoating an asphalt parking lot is not difficult, but it is a labor-intensive operation that is essential if you do not want your asphalt surface to deteriorate. If asphalt parking lots are sealed on a regular basis, they can last for a very long period. If not, normal wear and use can eventually lead to cracks, potholes, and degeneration. Let us look at a typical seal coat procedure to have a better understanding of how it functions. Sealing a Parking Lot Made of Asphalt 1. Closing Off the Allotted Space

  2. Blocking off the approved area—in this example, your parking lot—is the first step in the seal coating process. To allow room for the seal coating to be prepared and to guarantee that nothing else enters the area during the ensuing procedures, the entire area needs to be closed off. The automated sprinkler system on your parking lot needs to be turned off before seal coating if there is a lot of grass surrounding the perimeter and you need it to keep the grass well-hydrated. To guarantee that the seal coating has adequate time to dry, it must remain switched off for a full twenty-four hours following the completion of the procedure. 2. Tackling the Area That's Blocked Off Cleaning the entire blocked-off area is the second step in the seal coating procedure. This is crucial because it cleans the top layer of asphalt of debris, which makes it possible for the sealant to adhere to the asphalt when it is applied. Outside equipment such as brooms, brushes, and air blowers will be utilized to clear the parking lot of debris, including wood chips, leaves, mud, and stones. 3. Highlight Particular Parking Lot Areas Priming parking lot spaces is the third phase in the procedure. Specifically, the regions where automobiles have leaked chemicals or oil. This is because if the sealant is applied over an oily surface, it will not be able to stick to the asphalt. Before the entire parking lot is sealed with sealant, any holes, cracks, or other defects in the asphalt must be fixed using a high-quality crack sealer. 4. Completely Seal the Parking Lot Sealing the parking lot is the fourth phase of the procedure. Applying a minimum of two applications of premium asphalt sealant does this. This sealant needs to be of commercial grade and allowed to dry for at least 12 to 24 hours. 5. Clean Up the Parking Area The asphalt parking lot must be restriped after it has been sealed and allowed to cure. At the client's request, this entails repainting the parking lot lines and putting in new pavement markings. 6. Walk Through Everything to Verify Quality The parking lot must be gone through to make sure everything is in working condition after the markings have been applied and given time to dry. The parking lot can be used again if it has dried fully, been properly sealed, and the lines have been written down.
