A Property inspection is exciting because it is the first chance that the buyer gets to step into the house before completing the purchase. It is also important because it is the time for the buyer to find out serious flaws in the building, its interiors, foundation and exterior and ask the seller to fix them or even allow the buyer to walk away from the deal unscathed. Property Inspection Checklist - 1.Check for leakage and water leakage • Although roof leaks are usually not a problem in apartments, water leaks that cause dampness on walls can be a serious problem. • Let's assume , for example, that there is water leaking from the bathroom floor of the flat right above you. • It causes dampness on one of the walls of a room located diagonally below it. • These damps usually get worse over the years and spread all over the wall , making it ugly and damaging the outer covering.

Controls of heating , ventilation and air conditioning • Heating , ventilation and air conditioning ( HVAC ) systems are something that we tend to give the least importance to. • However, hi-end apartments now come with pre-installed HVAC systems and before you move in, make sure to check their effectiveness. • And always make sure that you know who should manage all potential services, whether they are inclusive services offered by the owners or need to be managed at the expense of the owner.

  6. 3.Carry out comprehensive crack searches • Search for cracks on the walls or ceilings from the inside and, if possible, from the outside as well. • Cracks may not be very noticeable, and you may need to make a special effort to find them, but it is worth your effort. • They may soon grow to be major problem areas left undetected.

  10. 7.Check the pressure of the water • Your everyday life will rely on this, so test the water pressure at each point (both bathroom and kitchen) and turn it on both of them at once to see if it affects the pressure at each point.

Inspect the plumbing method • The backbone of any house, together with electrical wiring, is plumbing. • To carry out a comprehensive inspection of the plumbing system by identifying pipe materials and checking the condition of pipe materials used for drinking, draining, waste and ventilation purposes. • Home inspection will give a true image of the property you are planning to buy. • You can say that it minimizes the risk of your investment by showing you all the weaknesses beforehand.

All electrical outlet points should be properly checked. • Every room should have an sufficient number of three-pin electrical outlets.
