  1. Streets, Buildings, and Public Spaces The Redesign of Tysons Corner Coalition for Smarter Growth www.smartergrowth.net

  2. Tysons Corner is an economic center in the region. Image: Flickr user SueBanks

  3. The arrival of Metrorail creates the opportunity for a new vision anda sense of place.

  4. As designed today, cars and traffic dominate Tysons Corner. Image: KGP Design Studio, LLC

  5. Today’s Tysons Corner presents challenges for those who live and work there.

  6. The elements of a community are there… Retail Condos Offices Single Family Homes

  7. …but they are separated and isolated. Retail Condos Offices Single Family Homes

  8. The design of today’s Tysons Corner did not happen by accident. Image: KGP Design Studio, LLC

  9. The design of today’s Tysons Corner did not happen by accident. It was planned that way. Image: KGP Design Studio, LLC

  10. We can plan a better future.

  11. People today expect more for their communities:- walkable and bike friendly streets- safe sidewalks and crosswalks- outdoor cafes, parks, gathering spots- places where we can live, work, and play

  12. Streets: Great Places Begin with Great Streets • Comfortable sidewalks, with room for benches and outdoor cafes • Street trees • Manageable crosswalks • Room for bike lanes

  13. Streets: Tysons Corner Today Too few street connections force all traffic onto a few arterial roads. People have learned to expect backups. Walking is all but impossible. Image: KGP Design Studio, LLC

  14. Streets A street grid provides many advantages: • Walkability is improved through increased connections and shorter street segments. • On street parking reduces the need for large surface parking lots. • Traffic is dispersed, with more options for planning your route. • The grid is transit and bicycle friendly. 15. Think Adding a Street Grid to Tysons Corner is Impossible? Studies show it’s not only possible, but feasible. Image: KGP Design Studio, LLC

  16. Building Design The design of a building can make or break a great place. Image: Flickr user Eye Captain

  17. Building Design The pedestrian experience is enhanced by buildings with lots of windows and doors.

  18. Building Design Buildings can “step down” in height to provide transitions to lower height neighbors.

  19. Public Spaces Great places are remembered for their public spaces, parks, and plazas. The new Tysons Corner should be planned to include great public spaces for our community.

  20. Public Spaces Good public space offers benches for sitting, combines hardscape, furniture and green, and closely connects to retail, offices, and transit. Village green at the Ballston Metro station

  21. Public Spaces Pocket Parks • Every residence should be within a 3-5 minute walk of a pocket park • Pocket parks should be small, front the street, and be visible from the street

  22. Mix of Uses When we envision a new Tysons Corner, we think of a vibrant place with interesting streets. Image: Flickr user Bill Adler

  23. Mix of Uses This can be achieved by integrating commercial, retail, and residential uses. Image: Flickr user Bill Adler

  24. Mix of Uses Housing affordable to working families at all income levels is critical to providing access to jobs and transit, which reduces traffic and increases productivity. Quincy Plaza near the Virginia Square Metro station includes affordable units in a market rate building

  25. Transportation Solutions Having choices for getting around • Walk • Ride a bicycle • Catch a bus • Take Metrorail • Car Share • Carpool • Drive alone On-Street Carsharing Spaces for Zipcar and Flexcar

  26. Transportation Solutions “Complete Streets” policies ensure all modes have safety and access. Image: Flickr user jGregor

  27. Transportation Solutions Transit must be accessible, convenient, and efficient. Image: Flickr user Eye Captain

  28. Transportation Solutions The Metrorail route and stations must be well designed and integrated into the neighborhood. Image: Flickr user Elvert Barnes

  29. Parking Land that is currently allocated for large parking lots needs to be better used. On-street parking available with a new street grid can provide alternatives to the acres of surface parking lots.

  30. Imagine the Possibilities Transformation of roads like Routes 7 and 123 is possible. Photo Series: UrbanAdvantage
