  3. 10/24/22, 1:55 PM What is Real Estate Branding? on Behance You Might Wonder: What Sets Branded Real Estate Apart? 1. Brand As the name suggests, a significant distinction between branded real estate and conventional serviced properties is brand association. Brand association can increase a product's reputation, believability, and price. Buyers are willing to pay more because of the product's perceived superiority in design, service, and quality. Branded homes can command a premium of up to 29% over non- branded properties on an unweighted basis. In emerging countries with fewer branded properties, prices might quadruple non-branded stock, with the newer upper-class viewing luxury brands as symbols of status. Branded homes in established luxury markets attract lower premiums, averaging around 18%. 2. Services Although services are available in traditional serviced properties, they are generally of a lower quality than those in branded residences. The quality of the services, which are frequently customised, represents the brand. Since luxury brands like Marriott, IHG, and Four Seasons dominate the market, customers demand opulent, effective services of the highest standard. With 'base services'' like a concierge and valet parking or "on-demand" services like personal shopping or in-home spa treatments, branded residences simplify daily living for tenants. 3. Amenities For branded properties, amenities serve as a point of differentiation and can have just as much of an impact as the property's name or geographic location. Buyers should be aware that facilities between brands (hoteliers versus non-hoteliers) might vary substantially, as can the brand's position within the chain. For instance, only 60% of the 2 2 https://www.behance.net/gallery/152011875/What-is-Real-Estate-Branding 3/8

  4. 10/24/22, 1:55 PM What is Real Estate Branding? on Behance amenities offered by luxury properties are present in some upper- midscale properties. Between 25% and 50% of buildings provide amenities such as golf, libraries, and beauty parlours, while the majority offer typical amenities like fitness centres, spas, concierges, and security services. The need for amenities in branded homes has changed after the pandemic significantly altered our lifestyles. Today, customers desire larger homes with private outdoor spaces, high-speed internet, and private outdoor spaces. Increased demand for wellness amenities is a direct result of these lifestyle changes, despite the category already comprising a strong supply (making up 21% of the extras). Recognising these evolving needs, developers are adding more comprehensive wellness features such as spas, steam rooms, and treatment rooms. The do’s and don’ts: Social media in branding real estate It's a minefield navigating Twitter, Facebook, LinkedIn, Google, Pinterest, and Instagram. There are numerous dangers for the inexperienced social media user, yet there is no escaping the reality that social media is here to stay for good. Therefore, the time is now to develop a social media plan for your real estate brand and master the mysterious art of retweeting, status updating, hashtagging, and liking. But don’t just take our word for it. According to a recent study from the National Association of Realtors, social media has become integral to scoring clients and closing deals across the industry. 5. 10/24/22, 1:55 PM What is Real Estate Branding? on Behance DO NOT: Assume social media doesn't exist. Social Media is unavoidable. If you don't establish a social media presence, people will start thinking that you and your company are out of touch with your audience. You don't need a million followers or an active account on every social media platform! Instead, you need to establish a platform and build an audience you’re willing to engage constantly. If you don't, your rivals will beat you to the punch! Therefore, you must work alongside a branding and digital agency to carve a successful social media image for yourself. DO: Present yourself as an Authoritative Figure Your social media platform allows you to showcase your knowledge and build credibility. To establish yourself as an authority in real estate, share knowledge that is interesting as it is informative. Social networking is becoming more and more crucial to SEO; when used correctly, it would significantly boost web traffic to your website and property listings. DON’T: Spread yourself too thin over several platforms. After determining the platform where your target audience spends most of their time, create a profile on the appropriate one. The obvious starting points are Facebook and Twitter, but LinkedIn is a terrific tool for networking, and Pinterest is excellent for sharing high-quality pictures of your listed properties. Even though Google+ is becoming more and more significant for SEO purposes, it is still somewhat of a ghost town. DO: Inject personality into your branding Your social media accounts are a fantastic tool for managing your reputation. 6. 10/24/22, 1:55 PM What is Real Estate Branding? on Behance followers strongly affects how people perceive your company. However, it is always important to remember where your target audience resides. For example, a Social Media Brand Strategy in Brisbane would be considerably different to a Brand Strategy in Perth. DON'T: Retweet kudos or request likes and shares on Twitter. Show some respect! When you're having trouble growing your audience, it can be tempting to blatantly request likes and follows. Resist. Besides, you wouldn't go about pleading with people to like you, so don't do it online. Additionally, avoid retweeting praise on Twitter; no one likes someone that toots their own horn. Gain followers by posting valuable information and interacting with other people. DO: Include social media mentions in your other marketing collateral. Always mention your social media accounts in newsletters, email signatures, brochures, and periodicals. Make sure your location is known to all your clients by spreading the word. DON'T: Overpromote yourself and cause Ad Fatigue Branding is more than just ad listings and a never-ending stream of self-promotional platitudes. Engage in genuine dialogue rather than spamming users with advertisements on Facebook or Twitter. Don't limit yourself to simply sharing news and updates about your own company. Share market information, a link to your blog, other people's stuff, and responses to queries. Online, authenticity triumphs all. People want to interact with someone sincere. Through real estate branding, you may influence people's emotions in a variety of ways and increase their sense of loyalty to your business.
