  2. The NILA Estate The idea of establishing an estate in Nigeria for the purpose of catering for the need of Nigerians living abroad is overdue, hence our organization deem it fit to reawaken the need to take ACTION for the following reasons

  3. 1. Encouraging Nigerians Living Abroad to own a home of their home in Nigeria . • 2. Stimulating them to own a real estate property in Nigeria to create a residual income they could fall back to in the future when age is not at their side. • 3. Investing their foreign income in the Nigerian economy in order to become investors at this growing state. • 4.The Estate development will encourage Nigerians living abroad to form a coalition that could bring economic and political changes in Nigeria. • 5.The real Estate alignment will encourage members to visit Nigeria and exhibit their expertise through direct and indirect involvement in the Home economy. • 6. These Estates will be fully owned, managed, run and controlled by the stake holders, alternatively they can involve Estate consultants to run and manage the estate.

Land • The land suitable for this project will be acres of land that are free from Government acquisition (Gazette) or those land that comes with C of O .The Gazette land are cheaper, while those that comes with C of O are costlier but saves time. • NOTE A GOVT GAZETE IS A DOCUMENT ISSUED BY THE GOVT TO INDICATE THAT THE LAND HAVE BEEN FREED FROM GOVERNMENT ACQUICISION

Subscribers will be expected to pay for the following • A- Cost of Land • B-Charges for processing the Global C of O where Applicable • C- A token fee will be charged for Agreement, Receipt, and Community Development Association CDA • D- Survey fee • E- Agency Fee • F- Legal fee • G- Charges for clearing the land

INFRASTRUCTURE • After concluding the first phase, where stake holders have paid to be allocated a portion of land from a whole lot, the procedure can take a new dimension. • Stake holders armed with a copy of their Global C of O can approach the Banks, Financial Houses and Lenders to provide finance for part OR the totality of the project, infrastructures like perimeter fencing, drainage, electricity, water and road, also it may include Homes and other basic structures necessary in the Estate. ALTERNATIVELY, stake holders may decide to take over their land and contribute a one time fee to cater for basic infrastructures such as road, electricity drainage and security and perimeter fencing.

SUITABLE LAND • In Lagos two major axis are suitable for the project, due to the increasing value of properties in those areas. • LEKKI PENINSULA • The first and foremost is Lekki axis in which over the years properties have soared and still continue to add value .Purchasing a piece of land in this axis is a reassurance of guaranteed Return On Investment. • The major reasons for the increase in value is the presence of State project in Lekki Peninsula. Such as The Lekki Free Trade Zone, the proposed Lekki Airport, Lekki Deep seaport, Lekki Enterprise Zone and the Lekki Tourism Zone also proximity to Lagos Island the centre of Trade and Commerce ,it shares boundary with Victoria Island the seat of Business activities in Nigeria and nearness to Ikoyi the Home of the Aristocrats. All these aforementioned makes Lekki the Zion of Business and Industry in the West African region.

  8. Affordable Land • Interested subscribers can find affordable virgin land for this project in the following communities, within the Lekki Peninsula Axis. For instance • BANKOLE This community is located before the Headquarters of Ibeju LCDA ALONG THE LekkiEpeRoad,it also comes with a Government Gazette with more than 250 plots undeveloped land .A plot in this area cost N2m

  9. ALAHUN- This community is located before IbejuLekki Town Hall, it also comes with a Government Gazette with over 150 undeveloped plots of Land. A plot cost N1m. • OTOLO – This community is located on the AkodoLekki Coastal Road not too far from the Lekki free trade zone headquarters, it also comes with a Government Gazette, they have almost 400 undeveloped plots of land a plot cost N750k. • IBA This community is located behind the Lekki Free Trade Zone, it is also with a dual access through road and lagoon, the land also comes with a Government Gazette a plot is as low as N300k with over 200 undeveloped plots of land. • ELERANGBE This community is located before the Epe Bridge, along the proposed Lekki Airport Road, it has over 300 undeveloped plots of land .The cost of a plot is N700k

EPUTU IN AWOYAYA- This community is located off the lekki expressway, it is a relatively new community with most building newly constructed and new residents moving in to start a new life, majority of the land here comes with a Government Gazette, after purchase one can proceed to process the C of O, it also has more than 300 undeveloped plots while a plot cost N2m and N3.5m • SOLO ORUNMIJA- This community is also within IbejuLekki axis one can access it from Elemorofrom the LekkiEpe Expressway, it also comes with a Gazette at N1.2m per plot

OKUN AJAH This area is located along the coastal community behind Abraham Adesanya Estate , it has a Global C oF O ,with more than 300 undeveloped plots of land, plots closer to the major road cost N6m while others are N4m. • OGOMBO This community is located behind Abraham Adesanya Estate and after the Lekki Scheme2 ,it also comes with a Global C of O and also one can still get enough undeveloped land suitable to accommodate over 500 plots of land, mostly those plots closer to the major road cost N4m while others cost N2.5m • ONLY FEW OF THESE SUITABLE LAND CAN BE LISTED DUE TIO SPACE

Lagos-Badagry Axis • This area is another promising axis in Lagos ,it is suitable for this project due to its affordability and the futuristic value of the properties, unequivocally the axis will witness a continuous growth in the next five years. • The underlying factor for the increase in value in this axis is the expansion of the international route from 6 lane to 16 lane with the addition of a rail line that will run from Ijora to Badagry through Seme Border which will in turn increase human and vehicular movement between Nigeria and other west African countries
