October MLS Sales Statistics The October 2012 MLS statistics will be released on Tuesday morning, and here are some quick takeaways: • October sales of single-family homes shot up 32.7 percent versus one year earlier, marking the 17th consecutive month of positive sales. • The hefty sales volume has now driven local housing inventory down to the lowest level since December 2001– 4.4 months. • At $223,366, the single-family home average price reached the highest level for an October in Houston and the single-family median price of $163,000 was also an historic high for an October. • Single-family home rentals rose 3.6 percent compared to October 2011, while townhome/condominium rentals declined 4.3 percent. • For more detailed information, please visit the HAR Online Newsroom for this and all other news releases.

  3. Weekly HAR Market Stat Housing continues to be a bright spot in the national economy. Locally, we enjoyed more sales and additional seller activity. As prices firm up, some sellers will be lifted out of unenviable positions while others will receive a confidence booster. That's a good thing, since buyers at some price points are struggling to find inventory. Additional evidence of turnaround will come by way of days on market, the average ratio of sold to list price and absorption rates generally under five months. In the Houston region, for the week ending November 11: • New Listings decreased 3.5% to 1,664 • Pending Sales increased 35.0% to 1,378 • Closed Sales increased 32.7% to 995
