Amendment Requests • Consolidate four residential buildings into two • Convert the use of one building from office/ retail to residential/retail • Add two small retail/restaurant buildings to the pedestrian area near the park • Increase the intensity from 0.57 to 0.60 • Increase parking from 1,860 to 2,265 spaces • Increase the ISR from 0.80 to 0.84 • Specify where utilities should be buried • Increase height of Bldg #6 from 75 ft. to 77 ft.

Utilities • Approved: Required that “all utilities shall be installed underground along the Mills Avenue frontage of the Property” • Proposed:Underground electric from north property line to 1410 Mills Avenue outparcel • Note: OUC indicates that change will require extra electrical switch approximately 20 x 30 ft. on subject site.
Building Height - Mills • Request to increase permitted height from 75 ft. to 77 ft. for northern most building • Elevation measured at mean grade level Condition: Mills Avenue Grade Change. All structures along Mills Avenue shall be built at grade unless otherwise approved by the Planning Official.
