Board of County Commissioners Project : Lake Reams PD/LUP Substantial Change Applicant:Thomas Daly District #: 1 Request: To consider a substantial change to the approved LakeReams Planned Development/Land Use Plan (PD/LUP) to eliminate Condition of Approval #4 (reflected as Condition #3.i. in this Staff Report) from the August 25, 1998, Board of County Commissioners’ public hearing, which states, “no building permits shall be issued for the Village Center Commercial Development until the middle school site is dedicated” as this condition has been satisfied.

  8. Board of County Commissioners Request: To consider a substantial change to the approved Majorca Planned Development/Land Use Plan (PD/LUP) to: 1. Modify Board of County Commissioners’ Condition of Approval #5 [reflected as Condition #4.c) in the Staff Report] so that it reads: “New billboards and pole signs shall be prohibited. Ground and fascia signs shall comply with Chapter 31.5 or the approved Master Sign Plan.” 2. Replace existing Board of County Commissioners’ Condition of Approval #7 [reflected as Condition #4.e) in the Staff Report] so that it reads: “Buildings fronting on Turkey Lake Road shall not exceed 35 feet in height. No outdoor recreation shall take place on the lake or on the lake side. The only exterior lights permitted on the lake side shall be security lights.” 3. Approve the Master Sign Plan with the following waivers: a) Grant a waiver from Section 31.5-67(b) to allow for a height of fifteen (15) feet in lieu of twelve (12) feet for the on-site multi-tenant ground sign, b) Grant a waiver from Section 31.5-67(e) to allow more than one (1) ground sign per parcel in lieu of one (1) ground sign, c) Grant a waiver from Section 31.5-67(f) to allow two (2) ground signs on a parcel with a right-of-way frontage less than four hundred (400) linear feet in lieu of one (1) ground sign on a parcel with a right-of-way frontage less than four hundred (400) linear feet, d) Grant a waiver from Section 31.5-67(h) to allow for a maximum copy area of any ground sign to be one hundred fifty (150) feet in lieu of one hundred twenty (120) feet.
