  3. Scope of Committee Work • Identify areas where fence is a health hazard. • Identify areas where privacy and property value concerns dictate that replacing fence is warranted. • Identify areas where removal of existing fence without replacement is warranted because berms/maturing landscaping provides adequate privacy and maintains property value. • Identify a solution that satisfies the needs of the community as a whole while being cost effective.

  4. Damage to existing fence is hazardous and unsightly.

  5. Damage to existing fence is hazardous and unsightly.

  11. Heritage Green/Woods Edge • Committee recommendation is to remove the existing fencing completely and not replace. • Existing Berm is substantial enough to provide privacy and delineation between subdivisions with some additional spruce trees. • Existing and additional plantings enhance privacy and beauty. • Removal of fence improves access to community common areas. • Consult all homeowners around pond for landscaping plan or fence/landscaping combination to delineate neighborhoods. • Eliminating most of the fence, where mature landscaping exists. • Cost of fence removal is $6521 to include grading and seeding as necessary.

  12. Berm and existing plantings offer privacy and delineation between neighborhoods.

  13. Woodlands/Lakeside Green • Committee recommendation is to remove the majority of the fence and not replace, while targeting specific areas where a fence is warranted for privacy and property value maintenance • Existing berm and plantings with the additional of spruce trees provide adequate privacy and delineation between subdivisions • Cost of fence removal is $7296 to include grading and seeding as necessary

  14. High Berm and substantial existing landscaping with addition to some spruce trees make fence replacement unnecessary and not cost effective.

  15. Low Berm and small back yards make fence replacement desirable in this area for privacy and maintaining property values.

  16. Evergreens • Purchased 100 Norway spruces in June: • 4 to 5 feet • Installed, mulched and one year guarantee • Total cost: $8200.

  17. Norway Spruce

  18. Norway Spruce The Norway Spruce can grow to Christmas Tree height in as little as three years. Continues to grow rapidly to a mature height of 50 feet. A dense tree that easily blocks out wind and neighbors, it is ideal for use as a privacy barrier, wind screen, or even as a traditional showpiece. Attracts and creates a safe haven for wildlife! You'll enjoy its deep rich color year-round...it's even drought tolerant! Believed to be the most cold hardy spruce available, growing in any northern state. Also, the Norway Spruce is the most disease resistant spruce you can find. Any serious disease or insect problems that kill other spruce trees do not affect the Norway Spruce. Plant every 8-10 feet for a solid green privacy screen. Plant on the northern edge of your property for a substantial wind barrier and help lower your winter heating bills. Adaptable to a variety of conditions and soils. Very cold tolerant

  19. Parkway Avenue Entrance This street is the “gateway to the community” for visitors to the neighborhood and the area needs additional work to beautify the community and provide a positive first impression.

  20. Work needs to be done to improve the appearance of area on the entrance to the community.

  21. Fence Survey Results Sent out in April to residents along common area fencing only. Results do not include feedback from residents not living along fence. No financial data or information included. The fences are a community-wide issue .

  22. Fencing: Using sections of fencing 6 feet high and 7.5 feet long.

  23. Cost total $32,307 Note: Parkway Spruce cost assumes 40 trees are planted with 1 year warranty. Fencing: Using sections of fencing 6 feet high.
