  3. 4 categories • Based on level of service • Full-Service Hotels • Limited-Service properties • Specialty accommodations • Institutional Housing

What do they provide? • Full-Service and Limited Service properties provide • Guest rooms • Private baths • Telephones • TV's • Full-Service: pride themselves on high level of service and usually charge the highest prices • Limited-Service focus on charging lower prices • Able to because of limited services • Some only provide room and house-keeping

  5. Specialty Accommodations • Usually provide less than full service hotels • Some have private rooms and baths • Some have shared accommodations and bathrooms • Examples: • Bed and breakfast • Hostel • Campground

  6. Institutional Housing • Lodging for people who live in • Schools • Universities • Hospitals • Prisons • Military

  7. HOTEL • Often refers to any of the following • Hotel • Inn • Motel • Motor Inn • Lodge • Resort • Bed and Breakfast • You cannot always tell the type of lodging by it’s name

Full Service Hotels • Large and provides many services • 1st distinguishing category • Architecture • Usually 2 or more stories high • Many have over 3,000 rooms • Rooms are arranged along shared inside hallways • 2nd distinguishing category • Level of service: provides a full range of service • Luggage assistance • Concierge: helps make guest arrangements, advises guest what to do • 1 or more restaurant • 1 or more bar or lounge • Room service • Meeting and banquet services • Spa services • Recreational services

Subcategories of Full service Hotels • Convention: provides for needs of convention and trade shows • Luxury: provides the highest level of amenities, service, room furnishings, public spaces and technology • Resort: caters to the leisure travelers • Extended Stay: for those needing lodging for 6-29 days • those that need more are long-stay guest • Condominium: multiroom apartments with full kitchens-some with onsite food and beverage services. • Two types of condo ownership: Individual and Time-share

Limited Service Properties • 2 categories: • Limited service hotels • Budget hotel • Smaller • Fewer services • Less expensive • 1st one called motels • Traditional motels 1-2 stories • Parking close to the room • No interior walls or elevators • Customers wanted more • Many have swimming pools and continental breakfast • Some got smaller and offered fewer services • Became a medium level of service for a midrange price

  11. Limited Service Hotel • Medium level of service • Midrange price • Might have “Inn” in it’s name • 3-4 stories • More service than a motel, but fewer than a hotel • Example: • Laquinta, Fairfield Inn, Hampton Inn, Comfort Inn

  12. Budget Hotels • Also known as economy hotel, budget motel • Lowest rates, least service • Motel 6 was the first one • $6.00/night in 1960’s • Built in furniture • Goal is to offer a comfortable, clean place to sleep

  13. Specialty Accommodations • Conference center: • Lodging facility where 60% of the business is generated by conventions • Offers sleeping rooms, meeting rooms and meals • Usually all attending the conference attend the same meetings and eat together

  14. Lodges • Usually provide rooms and housekeeping for those who want some type of recreational activity such as hunting, skiing or fishing • Usually small with 10-100 rooms • Located near where the activity will be done

  15. Bed and Breakfast • Personal Service • Charm • Usually in a private home or on the land of a private home • 1-5 guest • Home cooked breakfast • Some larger and known as Inns • Friendly, Family like atmosphere

  16. Hostel • Inexpensive • Sleeping rooms, bathrooms and kitchen facilities SHARED • No Linens, toiletries or housekeeping services are provides

  17. Campgrounds • Started as a place to pitch a tent with bathrooms nearby • Now many have hot shower, modern plumbing, pools and RV hookups • Usually in natural setting

  18. Institutional Housing • Schools • Universities • Hospitals • Prisons • Military • Usually called Dormitory-Dorm for short • Bathrooms usually shared

  19. Senior Housing • Provides places to live for people over 55 • Some like a “Nursing Home” • Some are like resorts with shared dinning rooms, fitness and recreation areas, lounges and a library • Marriot and Hyatt have developed “Senior Housing” accommodations
