  4. 2010 Major activities/issues, accomplishments • 2010 Dues Remained at $300 – no increase from 2009 • Due diligence on MOHA dues receipt and lien placed • Legal action (Small Claims Court) taken against one homeowner • Contracted with Switzer Landscaping for common area maintenance/snow removal - Watering limited to two days/week

  5. 2010 Major activities/issues, accomplishments • Due diligence on lawn maintenance complaints and actions taken - Concrete Apron Repair quote received in 2009 (City advised they are responsible!) • Some repairs were made by the City subject to their funding availability during 2010 • 3 mailboxes repaired • MOHA Mail Box Survey • 2 Newsletters sent to Homeowners; Mt. Oaks Homeowner list sent in January 2010

  6. MOHA 2010 Wildland Fuel Program 2010 Wildland Fuel Mitigation activities 2010 was MOHA’s third year of participation in program (previously known as FireWise). Free chipping service provided late August, 2010. Each year of participation is an opportunity to reduce fire danger. Recommend more homeowners participate (19 homeowners participated in 2010, with 1.75 loads or ~20 cubic yards of chipped material collected). Fuel removed in public area adjacent to MOHA (to include open space from Farthing/Broadmoor Bluffs to Neal Ranch Rd, aka “the ravine”), as part of a 2010 FEMA grant.   7. MOHA - Finances • Annual HOA membership dues remain at $300 if HOA correspondence done using email • USPS option: $315 • NOTE: consult MOHA website for newsletters and other information disseminated to homeowners. • 33 emails have been provided

MOHA - Finances • $24,435 in HOA dues for 2010 • One homeowner in arrears; settlement reached • 30%of membership were late in paying their annual dues (up from 25% in 2009); • on-time payment is requested and greatly appreciated to prevent the necessity of a Board member to contact homeowner to ascertain when payment will be paid. In the event of financial hardship, homeowner is requested to contact the Treasurer to coordinate payment schedule.

Maintenance/Architectural Control • Maintenance • Common areas • Snow removal – MOHA will adhere to “4- inch of snow” removal rule • Landscaping/yard maintenance • 8 architectural control requests received in 2010 • Removal of fence, stucco application, deck enhancements, tree removal, landscaping • NOTE: House painting, new roofs, decking, landscaping, expansion of driveways, tree removal and fencing requestsMUST be approved by MOHA board • Mailbox replacement
