Hotelski kompleks (hotel(i), kongresni centar, raznovrsni prateći sadržaji) bruto razvijene površine do 63.000 m². Hotel complex (hotel/s, congress center, different additional facilities) of gross developed area up to 63.000 m². Hotelsko-edukacijski centar (u turizmu) s pratećim sadržajima, bruto razvijene površine do 21.000 m². Hotel&educational center (in tourism) with additional facilities, of gross developed area up to 21.000 m². Hotel(i) s pratećim sadržajima, bruto razvijene površine do 35.000 m². Hotel(s) with additional facilities, of gross developed area up to 35.000 m².

TZ Preluk TZ Panorama TZ Kantrida Kako ostvariti planirano?/ How to obtain envisaged land use and invest? • U suradnji s Gradom Rijekom riješiti imovinsko-pravne odnose na lokaciji / Cooperate with the City of Rijeka to solve ownership; • kreirati detaljan program izgradnje/to define detailed development programme; • putem javnog natječaja izabrati najbolje urb.-arh. rješenje/ to achieve the best urban&architectural design using public contest; • izgraditi! /to build! • S Hrvatskom gospodarskom komorom riješiti imovinsko-pravne odnose odnosno način ulaganja/ To solve investment model with Croatian Chamber of Commerce; • kreirati detaljan program izgradnje/to define detailed development programme; • izgraditi! /to build! • budući je riječ o dugoročno projektu, za sada nije moguće dati detaljne preporuke o privođenju planiranoj namjeni / as a long term project, it is too early to recommend specific actions related to investment form;

  6. 3 lokacije za izgradnju marina/marina locations → 21,0 ha → do/up to 900 vezova/berths • Preluk, 5,3 ha, → projekt slijedi po okončanju pravne pripreme/ • design after completion of land preparation • Baroš, 9,3 ha → upravo dovršen javni međunarodni urbanistički natječaj, slijedi natječaj za izbor koncesionara / an international public contest for urban design has just completed - tendering to obtain a concessioner follows • Brajdica, 6,4 ha → idejni projekt u pripremi / preliminary design in preparation Marina Preluk Marina Baroš Marina Brajdica

Marina Baroš • do 500 vezova / up to 500 berths; • ulaganje putem koncesije / investment in form of concession, • realizacija u sklopu projekta uređenja Delta-Baroš / realization within project of urban regeneration of the Delta-Baroš area; • Lučka uprava nositelj projekta / Port Authority of Rijeka is project manager; • raspis natječaja za koncesionara do kraja 2013./ beginning of tendering process for concessioner(s) ill the end of 2013.

Marina Brajdica • Do 250 vezova/ up to 250 berths; • Grad Rijeka pokrenuo izradu dokumentacije /City of Rijeka prepares preliminary designa and other necessary documentation • po izdavanju lokacijske dozvole bit će raspisan natječaj za koncesionara / on the basis of location permit will be open public tender for concessioner

  9. 2 pojedinačne lokacije za izgradnju hotela / single locations for hotel construction • 1. Delta • Park u središtu grada, 4 ha – 4 ha park area in the City heart • Proširenje centra grada za novih 10 ha - City center extension will occupied 10 ha • Pristup moru – acess to the sea • Atraktivni sadržaji i javni prostori za građane i turiste – land use and public space to atract citizens and tourists

  10. 2 pojedinačne lokacije za izgradnju hotela / single locations for hotel construction • 2 Benčić →→ 150 soba/rooms → izdana lokacijska dozvola/location permit issued • Detaljni plan bloka “Benčić”predvidio je i / • Detail plan of the Benčić Complex envisaged also: • Novi hotel unutar sklopa kulturnog dobra /new hotel facilities within protected complex of cultural heritage: • Površina čestice/Lot area: aprox. 2.000 m² • Površinu građevine/Building developed surface: • - podzemnu garažu/underground garage of aprox. 4.500 m² • - hotel, aprox. 8.500 m², P+5 /ground floor + 5 floors

  11. 1 sportska zona s mogućnošću hotelskog sadržaja / sport zone opened to develope hotel facilities • → lokacija neposredno uz kompleks bazena “Kantrida”/ next to swiminng pool complex “Kantrida” • →hotel→ 93 sobe, garaža, sportski sadržaji i lučica/rooms, garage, sport facilities and auxilary marina limited to 30 berths; • → 1.590 m² bruto razvijene površine (bez marine)/gross developed area (without marina) • → izdana lokacijska dozvola (osim marine)/location permit issued (marina excluded) Bazeni Kantrida/ Kantrida pools Sportski hotel /Sport hotel • Realizacija: • Sportski hotel - nositelj projekta tvrtka Tekol-teri; • lučica – koncesija; • Sport hotel – project developed and owned by Tekol-teri company; • Marina - concession Lučica/Marina
