Vision Statement • We are a dynamic congregation, growing in spirit, community, numbers, and impact seeking to transform ourselves and the world beyond us.

Purpose of Today’s Session • Imagine how Facilities might support who we want to be • Imagine all possibilities; what are the congregation's options? • What do we need to know to determine feasibility of options? • Imagine which option is most exciting? What would it mean to own that choice?

Basic Assumptions • Facilitate Growth Over 5-10 Year Period • Sanctuary Seating for 400-450 adults • RE Enrollment of 200+ Children • Location Convenient to Current Membership • ~10 mile radius of Morristown • For all Scenarios as Economically Feasible: • Green/Sustainable Building Concepts • Beautiful Finishes • Phased Implementation • Doing “nothing” is not an option
The Three High Level Options • Option One: Stay, Renovate and Expand • Option Two: Buy Vacant Land and Build • Option Three: Buy Existing Building and Repurpose/Remodel
Potential Source of Funds • Capital Campaign - $1.0M - $1.6M • Sale of 21 Normandy Heights - $1.7M • Borrowing not an option • Grants – TBD – not assumed for today • Bottom Line Numbers: • Without Sale: $1.0M - $1.6M • With 2 sub-lot sales, add $600K • With Sale: $2.7M - $3.7M
Limiting Factors • Seating for Sanctuary • Number/Size of RE Classrooms • Meet/Eat/Greet Space, esp. “Fellowship Hall” • Surfaced Parking Lot • Features of the “Perfect” Facility
Permits and Approvals • All our options will have approval issues • 21 Normandy Heights is zoned “residential” • There are also some Deferred Maintenance, Code, Safety and Accessibility Issues If a picture is worth 1000 words, then what are 15 pictures worth?
Option 1: Restore and Expand • Address Deferred maintenance • Add 150 parking spaces • New Building, 8-9000 sf • Add ~2400 sf RE space
Option 1: Estimated Cost Estimated Funds ($K) (Does not include Professional fees and some site work)
Option 2: Raw Land and Build • Timing: Immediate raw land purchase 4+ acres while markets low • Sell 21 Normandy Heights in future when markets recover & build then • Initial Building - ~8-9000 sf • Modular RE classrooms (also minister/admin?)
Option 2: Estimated Cost Estimated Funds ($K) (Does not include Professional fees and site work)
Option 3: Buy Building & Remodel • Locate existing office/industrial building and convert it to sanctuary and classroom space • Highly dependent on available properties • Most attractive if a “used” school or church came on the market.
