What is a Brownfield? “…..real property, the expansion, redevelopment, or reuse of which may be complicated by the presence or potential presence of a hazardous substance, pollutant or contamination.” (EPA) In laymen’s terms: A brownfield is a property that is difficult to develop because it is contaminated or believed to be contaminated Not a superfund site Hazardous, petroleum, asbestos, lead paint, mold, meth- lab contaminants and mine-scarred lands

BROWNFIELDS IN THE U.S. Estimated 450,000 to 1 Million sites1 5 million acres of abandoned industrial sites in U.S. cities – roughly the same amount of land occupied by 60 of the largest U.S. cities Once assessed, an estimated 25% do not require cleanup! 1-U.S. Department of Housing and Urban Development

The Brownfields Process Identify: Inventory Brownfields in your area and define your redevelopment goals Investigate: Conduct Phase I/II Environmental Site Assessments (environmental due diligence – performed by contractors) Clean-up: Remediate or place institutional controls, if necessary Redevelopment: Get the property back on the tax rolls
