  7. THE CONDITION • Horticulture Farms Propagation Society has arranged 110 acres of quality horti farm land for sale in its Ozone Hive Project - Unit I at Chettikulam Village M.Reddiapatty block, AruppukottaiTaluk Virudhunagar District and is already completed following the above terms. • Horticulture Farms Propagation Society has expertise in horti farm land development and natural organic farming and will be the manager of the land purchased by the members under a simple lifetime Farm Development Management agreement. Many members have already bought such land and had executed management agreement with the society for setting up of the farm and its management through collective large scale remote farming. The same condition applies for Ozone Hive Project – Unit II at NagaratharKurichi Village, Kamuthi Taluk, Ramanathapuram District, Tamil Nadu, also. 7

  8. THE CONDITION continued • Each member has to buy a minimum of 1 acre = 1 share and generally allowed to buy a maximum of 5 acres = 5 shares executing a lifetime management agreement with the society. Higher shares to a single member can be considered on request. In return, the member will receive tax free annual income from the sale of produce grown on the land after its first yield. Capital appreciation of the land over time, plus the annual horti income from the 1st yield of the main crop (for all practical purposes from the end of the 3rd year) makes this a great investment opportunity for every serious investor. 8

  9. OUR Members • Members in our Ozone Hive Project I are professionals including engineers, doctors, technocrats, software techies, accountants, auditors, managers, lawyers, judges, government employees who have passion for agri/horticultural farming but unable to indulge actively in farming due to their occupational commitments 9

  10. FARM MAINTENANCE • After the saplings are planted & established, for farm maintenance the society will incur expenses such as wages for labour employment, weeding, fertilizing, applying pesticides, paying fees for horti expert’s visits Etc., which will have to be shared by the members in the ratio of 1 acre equal to 1 share basis, until the yield starts which would come approximately to Rs. 3000/- per month per share up to 30th month. Once the yield starts, these expenses for maintaining the farm will be utilised by the society from the revenue generation 10

  11. Details on Main Crop & its Life /yield • Pomegranate (Baghwa Super) is the main crop. 400 saplings per acre. The plant will be allowed to give fruit only at the age of 28thmonth. • The life span of pomegranate is about 28 to 30 years. Prime period will be from the 5thyear to 25th year. • During the prime period, Pomegranate will give a  minimum yield  of 50 KG Per plant. 11

  12. Inter crops details • Watermelon, ground nut and chilli or pulses are the seasonal intercrops which the society will plan to grow in between the main crop to minimise/offset the recurring expenditure until the first yield of the main crop. However the society will do the needful based on the feasibility of the working conditions and inform the members from time to time 12

  13. Revenue from the Main crop • During the prime period each pomegranate plant will give an yield of 50 Kgs. per annum. Based on the indicated yield 400 plants/per acre share will give a harvest of 20 Tonnes yearly. But to remain practical and to withstand eventualities, we make a simple calculation of 25 KG per plant and an average yield of 10 tons per acre. At a farm gate price of Rs. 50/- per Kg Rs. 5,00, 000/- revenue can be generated per acre per annum. Let us remain practical by aspiring  only for Rs. 5,00,000/- per acre share 13

  14. Revenue from the Main crop continued • Getting Rs. 500000/-per annum for an investment of Rs. 8 lakhs may be very attractive but it can be achieved only if done on a large-scale by using the collective bargaining method, Or, by a single entrepreneur on a large scale. That is what this project is all about. Hence after adjusting working expenses the members can expect a minimum return of Rs. 200000/- per acre share every year after sharing the revenue with the managing society after the start of the first yield or for the practical purposes from the end of the 3rd year. 14

  15. Invitation to members • As we the society has the technology, expertise, workforce, committed and passionate agriculture workers, horticultural consultants to monitor the growth of the crop from time to time and also have identified the land for the Ozone Hive Project – Unit II. • We invite people who are passionate and fond of farming but unable to indulge actively due to professional commitments to join hands with society by becoming a member investing on land shares of the Society and executing lifetime farm development and management agreement with the society to enjoy collective remote farming advantage in the land shares owned by each member and take the benefits. By this you also will have the pleasure of worshipping the mother earth by decorating her with the best of greenery. 15

  16. LEGAL - PROS & CONS • The title for the property will remain in the name of the investing member, the sale deed will be registered in his name, the revenue records will be transferred to his name, • 1 acre is 1 share for all practical purposes of income and expenditure, • All the infrastructures like the roads water bodies, percolation pits, manuring pits  et cetera, will be created within, commonly. • The farm will be maintained and managed by the society collectively for the members under the lifetime management agreement between the society and each of the members. 16

  17. LEGAL - PROS & CONS continued • Whether crops stand in member’s land or not,  each member will be entitled to income at the rate of 1 acre is 1 share and liable to pay expenditure at the  rate of one acre is one share • Once becoming the member investor, he cannot either withdraw from the project until the end of 3rd year or sell his/her land share to anybody at will. If the member wants to withdraw from the project after the end of the 3rd year he/she can approach the society and the society will transfer the membership share to some other prospective member identified by the society against due compensation 17
