  2. Aberdeen Station Area • The City of Aberdeen and MDOT has long recognized the potential of the Aberdeen Train Station to be the catalyst for revitalization. • The Aberdeen Train Station was designated by Governor O’Malley as a Transit Oriented Development (TOD) area.

  3. Aberdeen Station Area • Transit Oriented Development Master Plan for the Aberdeen Station Area was prepared by MDOT and adopted by the City Council. • TOD area encompasses ½ mile radius.

  4. Aberdeen Station Area -Implementing the Green Boulevard concept for US 40 -Initiate design of Amtrak pedestrian undercrossing and the green terraced plaza -Identify public-private partnerships for redeveloping the station area

  5. Commercial Development • North Gate Business Park – located off MD 22 and Research Blvd. • Developer – COPT Aberdeen, LLC • 899,000 SF proposed Class A Office Park – 3 buildings are completed. • Tenants include – MITRE Corp., Northrop Grumman, DSA, and Symbolic Systems.

  6. Commercial Development • Aberdeen Corporate Park located off MD 22 and McHenry Road • Developer – Merritt Properties, LLC • 270,000 SF of Class A office bldgs. and 2 retail pad sites • 1 office building is completed.

  7. Commercial Development • Hickory Ridge Technology Campus located off US 40 • Developer – Stewart Family Trust • 138,000 SF office park; total of 3 bldgs. • 1 building is constructed and partially occupied.

  8. Commercial Development • Fieldside Commons located off Long Drive • Developer – Sherwood Partners and Kinsley Properties • 500,000 SF of Class A office space; a total of 4 buildings. • 1 building is completed.

  9. Residential Development • Eagle’s Rest – 133 single family homes (under construction) • The Fields at Rock Glenn – 101 single family homes (under construction) • The Villages of Highland Commons - 22 townhouses (recently approved)

  11. Ripken Stadium • Ironbirds Opening Day – June 20, 2012 • Cal Sr’s Yard - World Series week of August 10-19, 2012 • “Where the World Comes to Play!” • Concert events at Ripken Stadium – “Big and Rich” and “Reba”

  12. Aberdeen Comprehensive Plan • The 2011 Comprehensive Plan was adopted by Ordinance No. 11-O-06 on July 3, 2011 by the City Council. • This document represents policies, statements, goals, and interrelated plans for private and public land use, transportation and community facilities, which constitute the guide for future development and long range planning in the City. • The Plan is updated every six years. • Implementation of the Plan is in progress.

  13. Other City Initiatives • Supporting Aberdeen Station – Transit Oriented Development (TOD) Master Plan and the Aberdeen Station Square Feasibility Study funded by the Office of Economic Adjustment on behalf of the U.S. DoD • Amending the Zoning Code to encourage the type of development envisioned for the Aberdeen TOD Area • Supporting MD 715 and MD 7 highway construction improvements • Supporting revitalization in all the commercial areas • Promoting the State’s Sustainable Communities Initiatives • Strategic planning for public infrastructure improvements • Creating a Green Team
