Engineering and Maintenance • Purpose • To keep the facility in top condition for safety, guest satisfaction, and profitability • Safety (i.e. electricity) • Guest Satisfaction: the nicer the equipment, the happier the guest • Profitability: less expensive to maintain the equipment regularly then wait for it to break down and buy new equipment
Engineering and Maintenance Department • 6 Functions • Preventive Maintenance: Fine tuning of equipment that is in working order • Deep Cleaning: Cleaning equipment (i.e. dust) • Repairs: Repair broken devices • Remodeling: (i.e. painting, lights, carpeting) • Resource Management: Conserving utilities • Emergencies: (i.e. fires, floods)
Building Systems • Electrical Systems: provides heat, electricity, and power • Plumbing Systems: drinkable water, dispose of waste • Heating and Air Conditioning Systems: HVAC • Roofs, Walls, Floors • Parking Lot: this is the first thing a guest sees • Elevators and Escalators • Kitchen Equipment: in Restaurant
Recreational Equipment and Grounds • Recreational Equipment • Swimming Pools • Chemicals • Filtering and Scrubbing • Hot Tubs • Exercise Equipment • Grounds • Basic Grounds keeping • Golf Courses
Engineering Staff • Chief Engineer: train, supervise, and motivate employees. Keep lists of all equipment and latest repairs. • Restaurant Engineer • Skilled Technicians • Electricians, plumbers, etc. • Maintenance Staff: Do minor repairs • Landscaping crew

Assignment 2 • You and your partner are the chief engineers for a hotel. Come up with a list of at least 10 pieces of equipment in your hotel that you need to oversee. • Design your own checklist in excel.
