  2. Location: • Approximately 130 East Pleasant View Drive • Seller Scott Holt

Purchase Price • 6.51 acres at $84,000 per acre for a total of $531,000 • This is for land only, and does not include any preparations for construction. • Land is under contract until May 20, 2013 after which we would forfeit $12,000 earnest money. There has been 4 extension negotiated with the seller to do our due diligence. • At the present time there will be no additional extensions granted.

  4. Land Issues • There is approximately 0.8 acres identified as potential wet lands. • Our environmental consultants believe with time they will dry up and no longer be classified as wet lands. Some progress has been made by redirecting the water. There is plenty of land to locate the building without affecting the potential wet lands. • Should mitigation be required the consultant is confident that we would succeed in getting a permit and have a successful mitigation. • The consultants also said that should mitigation be required the amount would not exceed $50,000 of which the seller would participate in these costs. • There are two wells on the property that are owned by the neighbor. The seller and the neighbor will be responsible to convey the water to over to her property. If this is not resolved by the 20th, additional time will be granted.

  5. Property selection • The committee has review several properties and this one is the best possible choice. • It is a convenient location to conduct city maintenance. • There is adequate land to handle city maintenance for now and into the future. • It is located so not to interfere with residential concerns that have been a problem with other selected sites.

  6. Summary • This property is a good investment for the city to take care of the public works department for now and in the future. • The issues mentioned are not are not significant and would not be expensive. • Recommendation: • Request that the City Council approve the purchase
