  2. Objectives • To maximise the amount of time the assets will be available for use for the purpose for which these were procured. • To preserve the values of assets by reducing the rate at which they deteriorate.

  3. Objectives • To perform the maintenance activities in a most economical manner. • To plan and schedule maintenance work so as to anticipate and prevent interruptions in operations.

  4. Objectives • To perform the activities of inspection, adjustment, repairs, replacement and operation of the shops performing the various jobs.

  5. Types • Preventive maintenance • Break Down maintenance.

  6. Preventive maintenance • PM is the periodical inspection and service activities. • Detect potential failures and perform minor adjustments or repairs which will prevent major operating problems. • Beyond a certain point preventive maintenance cost will be higher than break down maintenance.

  7. Preventive maintenanceCauses • Inability of a machine to take the specified load. • Reduction in speed of a machine. • Deterioration in quality of the output by a machine. • Reduction in operational life of a machine.

  8. Break Down maintenance • Repair which is done generally after the equipment has attained down state. • It is often of an emergency nature. • Expediting cost and down time cost of equipment are unexpected.

Break Down maintenanceCauses • Failure to identify and replace worn out parts. • Lack of lubrication. • Inefficient or neglected cooling system. • Indifference towards minor faults. • Too low or too high voltage. • Use of substandard or wrong fuel. • Indifference towards vibration/sound in the system.

  13. Functions • Lubrication • Proper lubrication is the essence of any good maintenance system. Right lubricant at the right time in right quantity. • Salvage • When a machine cannot be repaired, it is replaced by a new one.
