Hotel: definition • Hotels and similar establishments…are typified as being arranged in rooms in number exceeding a specified minimum; as coming under a common management; as providing certain services, including room service, daily bed-making and cleaning of sanitary facilities; as grouped in classes and categories according to the facilities and services provided (by WTO )

  10. BOUTIQUE HOTEL • -Target MarketBoutique hotels generally target customers who are in their early 20s to mid-50s, with mid- to upper-income averages. • LOCATION- cities and resorts • -boutique owners do not have to pay a franchise fee to become part of a larger chain

  11. Boutique hotels are believed to have been invented in the early 1980s. Two of the first boutique hotels in the world : The Blakes Hotel in South Kensington, London (designed by celebrity stylist Anouska Hempel) -the Bedford in Union Square, San Francisco (the first in a series of 34 boutique hotels currently operated under the flag of one of the most eminent players in the boutique hotel world today, the Kimpton Group). In 1984, Ian Schrager opened his first boutique hotel in Murray Hill in New York City: the Morgans Hotel, designed by French stylist Andrée Putnam

  13. OWNERSHIP STRUCTURE • 1. OWNED AND MANAGED • A hotel is owned and managed by the same person or organization/company • 2. LEASED • A hotel building is owned by a person/company, but then is leased to another company who operate the hotel. Leasing – long term contract for renting a property say 10 years

  14. OWNERSHIP STRUCTURE • 3. MANAGEMENT CONTRACT • A hotel is owned by a person/company but he/they appoint a management company to manage and operates, normally for a certain period of time. A management company not necessarily carry a brand name, thus the name of the hotel may or may not be changed according to the management company.

ORGANISATION CHART • Span of Control – refers to the number of people who report to one manager or supervisor. • A flat or a tall organization have pros and cons • Coordination – involves meetings and discussions among all departments. Executive operating committee (EOC) includes general manager and all senior executives meets weekly to focus on matters ranging from day to day operation issues and compare budges with actual operating result.

The owner is called franchisee. The hotel normally will be called according to the franchisor’s brand name such as Hilton. Shang ri la etc. Franchising involve strict standard operation procedures, standard facilities standard, broaden marketing network, large fees etc.
