A project is temporary endeavor undertaken to create unique product or service Project management: is the some of all activities in order to meet the client’s expectation from start to finish within the planned period, cost and quality .   4. OUR PROJECT

  5. Project title : “100 villa construction project in two options. First option to construct all villas together , and second option to construct it on group wise” The location of the project is in Nablus city. This project consist of 100 villa, each villa have two floor with the same area, and every villa has yard around it.

  6. Assumptions: 1- Location of construction will be in Palestine 2- Contract will be calculated in Shekels. 3- Quantity surveying is done by us. 4- We are presenting a contractor who will construct this project. 5- contract type is lump sum contract. 6- Delay fine after expiration of contract will be 35000 NIS / Day 7- Primavera Software will be used for planning the project.

  7. WBS: The most important item in initiating project management We have to options for construction for each we have a unique WBS as will be shown Option 1: When constructing all Villas together

  8. Option 2 : To Construct Villas by Groups

  9. Quantity Surveying: We have calculated the quantities in our project for one villa as all villas are the same type. We used the most accurate way in calculating the quantities as shown in this example of calculating strip foundations

  10. Cost Estimation: After We Have Reviewed all quantities as per contract document we collected the prices from the market for material and labor rates as shown below Material Prices as per April - 2010

Time Planning and Time-Cost Planning Outputs: Planning the project was as follows: 1- We prepared a plan for one villa only 2- For Option 1 we Copied the same activities giving them different names with a fixed start date for all together 3- For Option 2 we copied the activities for each area ( 5 Villas ) giving them specific numbering then we repeated the same assuring that each villa in each group have a unique number 4- Activities duration were calculated based on productivity rates for labors in Palestine as shown in the following figure

  15. Once we Completed the planning process we got the tow main results which are 1- Project Time Line: This Figure representing a sample of time line from our project.

  16. 2- The Project Cash Flow Diagram ( S-Curve): This Diagram will give us a view of expected income over the project period. Following Diagram is taken from our project.

Quality and Safety Management: 1- Quality: a- All Work will be inspected by consultant using proper form b- We will follow the Palestinian general specification and project special specifications 2- Safety and risk: 1- We will rent machineries so there will be no expense for maintenance except machineries which is owned by company. 2- Proper logistic plan and access plan for the site will be prepared to reduce the possibility of accidents. 3- For all human resource all personal protective equipments will be used like helmet for head, safety shoes for feet, and any other protective equipment might be necessary for labors

Comparison Between Construction Options: 1- Logistically we can not use 100 excavator at the same time in the same area this is in case of constructing all villas together. and we can not hire this amount of excavators one time here in Palestine as it is not exists. Also the amount of moving trucks will be very high so the logistic plan looks too much congested. 2- In option 1 we need a huge staff for monitoring and supervising the work, 3- Huge drop in the manpower in the site will occur in case of all villas

  19. 4- Groups construction is considered as a leveled resources plan but construction of all villas together needs a huge manpower leveling. 5- Can suppliers deliver required material to site within short period of time ? For sure not possible in case of constructing all villas together. If we would start very early then we will need huge stores and huge staff to control it.

  20. 7- From time point view there will be no comparison as it is impossible to construct all at the same time. But generally we can say that option 1 might need less time to complete than option 2 but it is practically not applicable. 8- for the purpose of controlling the project option 1 contains 100 critical path, one path in each villa, and less total float which is danger for both client and contractor as any delay in any activity in any critical path will lead delay the whole project. But in option 2 critical path will pass through less number of activities offering more float for all activities which is more safe for contractor and client and will reduce the chances of loss for all.

  21. Results and Conclusion: 1- The Cost of Constructing 1 villa only is 1,015,560 NIS. 2- The Cost of Constructing 1 villa with option 1 will be 1,135,000NIS 3- The Cost of Constructing 1villa with option 2 will be 969,670NIS The Reason for cost difference between 2 & 3 is the amount of staff, short term hiring contract, and the cost of high risk. The Reason for cost difference between 1 villa in option 2 and one villa only that when constructing huge project we can reduce the profit, we can get less prices, we have less overhead. 4- Estimated time for 1 villa only is 280 working days and for option 1 will be the same but for option 2 will be 312 working days. 5-it is preferred to construct huge projects on groups as it is less risk. 6- Cost per Building Square meter is 2250 NIS
