  2. CSB&S PD/LUP Case: CDR-12-01-018 Project: CSB&S Planned Development / Land Use Plan (PD/LUP) - Substantial Change Applicant:Bryan Potts District: 3

CSB&S PD/LUP • Request: To consider a substantial change to the approved CSB&S PD/LUP to: • Modify Condition of Approval #7 from the August 30, 2011, Board of County Commission public hearing so that it reads: “The gasoline canopy and columns shall mimic the architectural style of the convenience store building. Similar color palettes and building materials (including stone) shall be utilized in the design and construction.” • 2) Modify Condition of Approval #8 from the August 30, 2011, Board of County Commission public hearing so that it reads: “A masonry wall, 36-inches in height, shall be constructed along Curry Ford Road and South Dean Road. The wall shall incorporate the architectural style, building materials (including stone), and colors of the convenience store building. Enhanced landscaping shall be placed on the street-side of the wall. This enhanced landscaping shall be comprised of canopy trees, shrubs, and groundcover to be determined at the time of Development Plan review. The three (3) existing Live Oak trees immediately adjacent to Curry Ford Road shall be preserved to the greatest extent possible. The four (4) existing oak trees along the northeast quadrant of the site shall be preserved.”

  4. CSB&S PD/LUP Request cont’d: To consider a substantial change to the approved CSB&S PD/LUP to: 3) Modify Condition of Approval #9 from the August 30, 2011, Board of County Commission public hearing so that it reads: “A single row of gasoline dispensers shall be permitted. The total number shall be limited to a maximum of ten (10) dispensers or twenty (20) gasoline pumps.”

No additional entitlements are being sought as part of this request.

Little Lake Bryan PD/LUP • Request:To consider a substantial change to the • approved Little Lake Bryan PD/LUP applicable only • to Lots 4A, 4B, 5 & Tract A of the Little Lake Bryan • PD/Parcel 1 - Lots 1-5 PSP: • To grant a waiver from Section 31.5-166(e) to allow off-site ground signs; • To grant a waiver from Section 31.5-166(d) to allow more than one (1) ground sign for the two lots with less than 500 feet of linear r-o-w frontage: Lot 4B & Lot 5 (1 free-standing ground sign and 1 additional ground sign located within the multi-tenant sign) and to allow the Lot 5 ground sign to be within 100 feet of the existing Lot 4B ground sign (at a minimum of 50 feet); • To grant a waiver from Chapter 38-1287(4) to allow a zero-foot (0) paving setback between Lots 4A & 4B; and • To grant a waiver from Chapter 38 to reduce the PD Vineland Road building setback from forty (40) feet to thirty (30) feet.
