  1. Additional Lots for the In-Fill Housing Project Hallandale BeachCommunity Redevelopment Agency

Background • In March 2013 the HBCRA issued RFP #FY2012-2013-CRA3 for Pre-Qualification of Firms for Affordable Housing to build new single family housing units in lots owned by the HBCRA located in the northwest area of the City. This RFP contained 12 vacant lots suitable for development of single family homes. • On May 2013, the CRA Board of Directors approved the award of contract to two developers for the following 12 lots:

Additional Lots Identified • Staff has identified the following additional lots that are suitable for building single family homes: *Recommendation: To join two lots for one single family dwelling. If above recommendation is approved, there will be additional five (5) new homes built under the In-Fill Housing Project.

  5. Analysis A. 745 NW 5 Court: There was a single family home on this lot, which was boarded up and not in good condition. The property was demolished in January 2014. The City has conveyed this property to the HBCRA and the CRA Board has accepted it during the Board meeting of January 13, 2014 (Resolution No. 2014-01). After Before

  6. Analysis • 509 NW 6 Street • 513 NW 6 Street The CRA Board of Directors has approved the purchase of these properties (Resolution No. 2013-38). Purchase price for both units is $156,000. CRA Staff is in the process of signing the sales/purchase agreement. There is a duplex in each location that will be demolished and land will be ready for development.

  7. Analysis D. 300 NW 7 Court: This lot was conveyed by Broward County with the condition that it will be used for affordable housing.

  8. Analysis E. NW 4 Avenue (Folio No. 5142-21-09-0630) F. NW 4 Avenue (Folio No. 5142-21-09-0620) Both lots were conveyed by Broward County. Staff recommends to join both lots to develop one single family dwelling unit.
