BACKGROUND • The Grove is a sub-unit of Grand Oaks. • Front yard maintenance is a separate fee. • Currently, fee is $40 per month. • TruGreen is our contractor for landscape services. • Complaints regarding Douglas Firs. • Complaints regarding some plant materials. • Some street trees are not growing well. • Purpose of meeting is to get input from owners.

ISSUE #1DOUGLAS FIRS IN FRONT YARDS • What, if anything, should be done about the Douglas fir trees? • Trees are judged NOT suitable for most locations in the Grove. • Trees crowd homes and will outgrow space. • There are approx. 20 Douglas firs in front yards. • Should trees be removed or left in place for now? • If removed, should they be replaced with appropriate plantings? • Cost to remove trees is not expensive and can probably be accomplished without a rate increase. • If new plant material is installed, the cost may require a fee increase.

ISSUE #2FRONT YARD PLANTINGS • How satisfied are you with the front yard plantings? • What should the policy and practice be regarding replacement of plants? • CCRs require the Association to maintain front yards. • As plants mature and grow, some can be problematic. • Some plantings are now either diseased and/or inappropriate for their space. • Some owners have expressed a desire for alternative plantings.

ISSUE #2 CONTINUEDFRONT YARD PLANTINGS • The Association wants to limit the species of plantings as a means of controlling fees and maintain consistency of appearance. • The Grove Association is responsible for removing dead or diseased plantings. • What level of involvement is appropriate when deciding which plants to remove or replace? • Should owners be permitted to suggest or select plant species? • Are owners willing to support higher fees for more flexible front yard policies?

ISSUE #3 STUNTED STREET TREES • Should the Locust trees along Arbor Grove be replaced? • If so, with what species of tree? • Some Locust trees along Arbor Grove Drive are stunted. • The Landscape contractor and the Landscape Committee have determined that the trees cannot be saved and need to be replaced. • The Locust trees are not well suited as street trees.

ISSUE #3 CONTINUED STUNTED STREET TREES CONTINUED • The Board would like replace only the stunted trees at this time. • However, if all the trees are replaced at once, a fee increase might be required. • Are owners willing to accept two species of tree until all trees can eventually be replaced? • Or, would owners prefer to retain the uniformity of Locust trees?

ISSUE #4 DISCOLORATION OF SIDING • What should be done about unsightly mold / fungus on siding? • CCRs require maintenance of structures, including siding (Grove CCR, Article 5.5). • Some owners have commented about the unsightliness. • Association has not yet moved to enforce this provision for siding in the Grove. • Do existing owners have experience with removing or treating this mold / fungus?

  12. NEXT STEPS • Board will consider input as well as CCR and Bylaws. • Board will approve actions. • Letter informing owners of decisions. • Posting on website.
