  2. What is Pointe Management Co? Pointe Management Co. is an apartment management company that was established in 1989 with the ground breaking of their first property in La Vista, Nebraska. Fast forward to 2013 and you will find five greatly maintained apartment communities, each of which were built with a little learned knowledge on how to build the next based on building the previous.

  3. A Manager's Pointe of View • Karen, the manager of two out of the five properties, was interviewed in an attempt to learn more about learning in the organization over time. • Karen has been a property manager with this management company for 11 years and has helped start, lead, and continue some of the learning during her time.

  4. Learning in the Past • The office 11 years ago: • Worked 60 hours a week • Contact through fax • Logged everything on paper • Employees had a log binder • Daily phone logs • Daily traffic • Timesheets • No resident file organization • No computers; typewriters were used to type reisdent file paperwork • Maintenance Requests were written on carbon copy paper • Rent deposits were tracked in writing

  5. Learning in the Past Cont. • The office staff: • The office manager (Karen) • 3 leasing agents • 1 maintenance staff member • 1 grounds keeper

  6. What were the goals 11 years ago? • 3 year goals • Bring in computers and software • Build a more professional office • Change notive-to-vacate and regulating lease end • 5 year goals • Update building hallways • Color changes in apartments

  7. New Learning for the Office • Computers and Internet came • MRI and Tenant Data • Added Accounts Receivable • Printable maintenance requests • Developed a handbook and dress code

The Opening of a new Property • 8 years ago the 2nd Northwest property for Pointe Management opened bringing more learing and change • Learning time managment • Hiring more maintenance • High turn over rates for leasing agents • Hiring office employees who could work without constant supervision

  9. Learning Today • After building a strong organization • Staff learns easily and willing to learn new tasks • The office runs smoothly • Technology is always changing • New and improved policies

  10. The Present Goals • Karen’s current goals for the future • Online rental payments • Reputation Monitor • Being able to track the comments people leave on the properties websites • No more print ads • Moving to an all web based way of advertising

  11. Looking to the Future • More learning to come • Changes to building security using key fobs rather than keys • Creating a gated community • Satellites on the roof to allow for community cable service and building Wi-Fi

  12. The Constant Goal • Learning how to keep occupancy numbers up no matter the circumstance • Learning how to gradually raise rent rather than tack on a new large payment fee
