  16. Conclusions • With standard factors, some 20% overvaluation in 2008. • When introducing demographic and financial factors the degree of overvaluation is drastically reduced. • Downward rigidity in the adjustment path to equilibrium. • Limits: Data quality + Possible reverse causality
