OverviewWhat Is The Murray Lane Properties Common Facilities Association, Inc.? • A Tennessee non-profit corporation created in 1989 • Establishes certain shared recreational facilities (i.e. the pool and pavilion) for the benefit of “Constituent Associations” • Originally no more than 250 lots nor more than 7 homeowner associations

  4. Overview Ownership & Governance • Two “Constituent Associations”: Highland View and Waterford • Owners from each neighborhood are automatically members • Each Association is entitled to appoint 1 representative (President or equivalent officer) • Voting is Association’s allocated %

  7. 2007 Year In Review • No major damage or repairs needed! Some needed maintenance included: • Paint ceiling in pool house • Breaker switch issues and repair • Fixing of rails by new steps • Repaired gate lock • Replaced ceiling fan in women's bathroom • Fixed lights in pool • New light sensor that controls everything at the pool vs. 3 timers • No major vandalism for the year • Late summer heat wave wreaked havoc with the water! Additional chemical treatments were needed. • Expanded social activities with Waterford

  8. Treasurer’s Report- 2007 Reserves Negative variance of ($1)

Treasurer’s Report7 Year Change In Reserves • Change from $64,131 to $39,318 As Of December 2007 ($24,813) • Drawdown since 2002 relates to planned capital improvements: • Pool deck/pavilion floor resurfacing • Re-plastering of pool interior • Kiddie Pool resurfacing • 2nd step added • Fence repairs and upgrades • Improved lighting • New Pool roof • Replaced fascia board and full exterior paint job of pool house • Pavilion ceiling painting

  10. Treasurer’s ReportExpenditures Since 2000 Average: $31,781/Year Averages: $297/home $238/home (without pool repairs)

  12. 2008 – New Business • Major capital projects are complete • Replace broken straps on chairs and bent/broken umbrellas • New gate lock • Storage shed • Increase volunteerism / succession planning • Increase social activities between Highland View and Waterford
