Weaknesses • Lack of residential • Lunch only crowd • Construction Zone • Fence between papa’s and the center, unable to walk through the site • Crossing the street is never consistent (6 lanes to cross)
Opportunities • More parking • More retail • Corner signage (for retail) • Medians on Kirby to match Richmond • New shopping center to be something complementary • Provide safe pedestrian crossing
