About Us. • Let me on the outset introduce ourselves to you as “Accanoor Associates” a proprietorship company conducting business of construction as Builders and Developers in real estate market. The Company is headed by Shri Deepak Rao, recognized throughout this industry as a man of high principals, moral, conscience and integrity and is responsible for strategy, industry relations and business development of the firm. The firm is also successful, due to not only its commitment to slum rehabilitation projects, but also due to the sound business acumen it applies to all facets of operations. Shri Deepak Rao is ably supported and assisted by a team of qualified, talented and experienced professionals in the areas of Architecture, Civil Engineering, Project Management, Marketing, Finance and Customer Service. The Company has its roots firmly established in the business of Real Estate Development.

  2. With a vision of Expansion and Growth in activities, Accanoor Associates was diversified as a Pvt Ltd. Co. under the companies Act 1956 known as “ACKNUR CONSTRUCTIONS PVT LTD” • From its inception in 1984 Mr. Deepak Rao under the name of Accanoor Associates commenced the Slum Rehab Project as Sole Proprietor. Accanoor Associates have already completed construction job’s to the tune of 5.0 Lac’s sq. ft and above and also provided free houses to more than 2000 slum families in and around the island city of Mumbai • We would also like to share one more milestone, we have recently achieved a contracting license in the name and style of “Acknur Contracting L.L.C” in the emirates of UAE (Dubai) and have already commenced our construction activities. • It’s been over two decades in the field of constructions and housing over thousand families, we are proud to inform you that, we are now further diversifying into a public limited company in the name and style of ACKNUR DEVELOPMENT AND INFRASTRUCTURE LIMITED (A.D.I.L.).

  3. About Karjat • Karjat is an extended suburb of Mumbai and Navi Mumbai, Maharashtra, India, Located about halfway between Mumbai and Pune, with a population of 2,17,363. It is located on Bhor Ghats, Sahyadri, Western Ghats as well as at the end of coastal plains of Konkan region near Deccan. It has an average elevation of 194 metres (636 ft). It lies on the banks of the River Ulhas, and its picturesque location that consists of a very rich terrain, full of greenery in the monsoons, with waterfalls on virtually every hill uniting to form rivers and streams. Tourism, Adventure Sports, Higher Education, Film Shooting, Retailing, Nurseries & Plantation and Spa Hospitality are the main occupations. Karjat is a tahsil/taluk in Maharashtra and is situated in the Asthavinayak Ganesha belt region. Karjat comes under the residential zone and is known for its clean air, green environment and cosmopolitan composition. As Karjat is a part of Mumbai Metro Region Mumbai metropolitan area, (MMRDA) and CIDCO is being entrusted with town planning and implementation.

  4. New Housing Complex’s and townships are being developed under MMRDA Special Township provisions of Maharashtra Regional and Town Planning Act. Karjat is connected by railways by both the Central and Harbor Lines and Good accessibility to Karjat with the development of a 4 lane state highway 38 and state highway 54. Karjat is one of the MMRDA’s focal points to decongest Mumbai.  MMRDA intends to convert Karjat into a satellite township with world class infrastructure on the lines of a self sustained business city. Karjat has engineering, pharmacy, medical, management, advertising, hospitality colleges and also a Mass Media Advertising Institutes (AICAR) affiliated to the AICTE & University of Mumbai and also a few other graduation colleges and Oxford Schools. It has several tourist attractions including Palasdari, Matheran , Khandala, Bhimashankar, Malshej Ghat, Lonavla, etc. It is a preferred spot for weekend holidays, picnics, river rafting, trekking, hiking, and mountain climbing. It is a favored destination during rainy season.

  5. Railway Route: • It is a major railway station terminus of India connected by local trains to Chhatrapati Shivaji Terminus Mumbai CST, Khopoli and Panvel. Regular shuttle trains also run between Karjat and Lonavala, Karjat and Pune and Karjat and Nashik. A new broad gauge railway has started between Karjat and Panvel, allowing the Harbour Railway line to extend up to Karjat, which is presently used by mail trains (Passenger & Goods). Once the suburban railway line gets operational on the Panvel-Karjat line, the distance between Karjat to Mumbai CST is expected to be only 1.00 hours or less, as against the existing 1.45 hours.  This will transform Karjat into a buzzing suburb in a very short period. All long and short distance trains halt at karjat, which is routed from the current Thane – Dadar – CST routing to Karjat – Vashi – CST routing.

  7. Road Ways:- • Pune highway, National highways, Nasik Highway, Goa Highway, Mumbai - Pune expressway and state highways and Raigad District, Kharghar are well connected. The under construction sea over bridge, trans-harbor link between Sewri and Nhava, from its planned end at Chirle village near Nhava Sheva, connectivity to key highways like the Mumbai - Pune National Highway (NH) 4 or the Mumbai - Goa NH 17 would mean filling gaps of about 20 km in various directions. Mumbai and Navi Mumbai will cut the distance between the two cities further and offer faster connectivity to Karjat, vide the state Highway – 38 which starts from Nhava and winds its way to Karjat. Good accessibility to Karjat with the development of a 4 lane state highway 38 (From Chowk to Karjat) and state highway 54 from (New Panvel to Bhimashankar). The proposed Khopoli Ring Road as a Mumbai by - pass will reduce traffic on the increasingly urbanized Ghodbunder Road. The Government has recently announced their intention to develop the Virar - Murbad - Karjat Road.

Mumbai Bandra  - 67 kms               Pune - 77kmsVashi - 48kms                    Neral - 14 kms                    Panvel - 27 kms Bus Terminal: • Karjat has a bus terminal near railway station in Bhisegaon. It is well connected to other cities in and around state by Maharashtra state owned passenger buses. Many private owned buses also provide transport service between Karjat and neighboring cities, including Mumbai and Panvel. Private taxis are also available near station.

Potential Of Karjat • Karjat’s close proximity to Mumbai and upcoming infrastructure projects has created a strong interest in property in and around Karjat and a fast escalating investment appreciation potential. • MMRDA has planned to develop a part of area in Karjat-Khopoli belt as Recreational Hub. On horizon are Twenty 20 league ground, Paint Ball Park, Theme Parks, Amusement Park, Golf Course and other recreation facilities. Greg Norman's 27 - 36 Hole Super Championship Golf Course. • Many farm houses and residential colonies are situated here with all civil amenities and a municipal corporation. People from Mumbai, Navi Mumbai, Thane and Pune have second or weekend homes here and regularly celebrate festivals, new year parties, and week-end bash here. It is also popular for pleasure visits during the monsoon season. Karjat has an advanced bio-tech institute which has been developing patented hybrid varieties of rice of international repute, apart from other crops and techniques. • Biotechnology Parks - Being set up by CIDCO at Taloja/ Kalomboli which is around 30 kms.

Karjat has got one of the largest chain of Farm Houses in Asia. • Art Director Nitin Desai's "ND Studio" is a major stopover attraction for Karjat Tourists these days and top directors Films are shot here. White Feather Films  is setting up a new studio here. Hollywood production companies such as Twentieth Century Fox and Walt Disney are setting up new studios and production facilities here. • Jawaharlal Nehru Port near Panvel handles all the container traffic. The container yards and other related activities are growing very fast. • Industrial areas  - Industrial areas like Patalganga, Rasayani, Khopoli, Nagothane, and Rasayani are within 10-25 kms of Karjat. • Major proposed commercial developments like the Reliance SEZ, Navi Mumbai SEZ, the proposed International Airport at Panvel, Railway Terminus and Exhibition Centre at Panvel which will be around 27 kms from Karjat.  • The upcoming Hotel chains such as Hyatt and Best Western have already announced plans for projects in this region.

Karjat in the recent past have attracted a lot of scope for education, and is rising as an upcoming educational hub of Maharashtra, consisting of engineering, pharmacy, medical, management, advertising, hospitality colleges and also a Mass Media Advertising Institutes (AICAR) affiliated to the AICTE & University of Mumbai and also a few other graduation colleges and Oxford Schools. • These projects would certainly create new job opportunity in this region, as well as the demand for housing in the nearby areas is bound to go up. Specifically Karjat because the other stations like Badlapur, Dombivali, and Ambernath are very congested due to very haphazard development, there is a great demand for residential units in Karjat. • Karjat has several tourist attractions including Palasdari, Matheran, Khandala, Bhimashankar, Malshej Ghat, Lonavla, etc. It is a preferred spot for weekend holidays, picnics, river rafting, trekking, hiking, and mountain climbing. It is a favored destination during rainy season. • Karjat is developing as a tourist destination which will create about 20,000 and above new employment in this region.

  12. About Affordable Housing • In India, 42 million people or 15 per cent of the urban population live in slums. About 81 million people or 25.7 per cent of the urban population are below the poverty line. The Eleventh Five Year Plan estimates an urban housing shortage of 24.7 million units. • The affordable housing is being treated as a public purpose because this “alone will signal to the country that affordable housing is a development priority." • Affordable Housing today has become the need of the hour, and where karjat is concerned due to its huge potential as an up coming suburb of mumbai, definitely it brings a lot of demand for housing complex.
