In fact with all the current government legislation in place (and plenty more on its way), no business can afford to sweep their carbon responsibility under the carpet tiles.   5. BREEAM We are a BREEAM Accredited Professional company. BREEAM is the world’s foremost environmental building assessment method and rating system for buildings, with 200,000 buildings holding certified BREEAM assessment ratings and over a million registered for assessment since it was first launched in 1990. BREEAM sets the standard for best practice in sustainable building design, construction and operation and has become one of the most comprehensive and widely recognized measures of a building’s environmental performance. BREEAM uses a straightforward scoring system that is transparent, easy to understand and supported by evidence-based research – the categories are: PASS – GOOD – VERY GOOD – EXCELLENT - OUTSTANDING

BREEAM In-Use – Existing Buildings • This scheme is used to promote the environmental credentials and benefits of an existing building – • Reduce operational costs • Enhance the value and marketability of the asset • Provide a transparent platform for negotiating building improvements with landlords and owners • Provide a route to compliance with environmental legislation and standards such as ISO 14001 • Give greater engagement with staff in implementing sustainable business practices • Provide opportunities to improve staff satisfaction with the working environment with potential for significant improvements in productivity • Demonstrate commitment to CSR (corporate Social Responsibility) • Improve organizational effectiveness • Provide a genuine badge of proven sustainability

  7. Code for Sustainable Homes The Code for Sustainable Homes is the national standard for the sustainable design and construction of new homes. The Code aims to reduce carbon emissions and create homes that are more sustainable than existing housing stock. The new dwelling is measured against 9 categories of sustainable design – rating the ‘whole’ home as a complete package. The Code uses a 1 – 6  rating system to indicate the overall sustainability performance of a new home and is closely linked to Building Regulations. The categories are:

EPC – Energy Performance Certificate If you are selling, renting or building commercial property you are required by law to procure an EPC prior to any marketing - although there are a few exceptions. The EPC records how energy efficient a property is as a building and provides A-G ratings, similar to the labels provided with domestic appliances such as refrigerators and washing machines. They are produced using standard methods and assumptions about energy usage so that the energy efficiency of one building can easily be compared with another allowing prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and carbon emissions from the building. An EPC is always accompanied by a recommendation report that lists cost effective and other measures (such as low and zero carbon generating systems) to improve the energy rating. An EPC is valid for 10 years unless a newer EPC is produced – perhaps as a result of changes made to the building.

DEC - Display Energy Certificate All buildings with a total useful floor area over 500m² owned or occupied by public authorities or institutions providing public services to a large number of people and visited by these people are required to clearly display an energy certificate. Display Energy Certificates show the actual energy usage of a building, and help the occupier and the public see the energy efficiency of a building. This is based on the energy consumption of the building as recorded by gas, electricity and other meters. A DEC is always accompanied by an Advisory Report that lists cost effective measures to improve the energy rating of the building. A DEC is valid for one year for buildings of 1,000m² and requires annual renewal. The accompanying Advisory Report is valid for seven years. However, for buildings between 500m² and 1,000m², the DEC is valid for 10 years and does not require an Advisory Report.

SAP - Standard Assessment Procedure The Standard Assessment Procedure (SAP) is adopted by Government as the UK methodology for calculating the energy performance of dwellings and is required in order to comply with Part L of building regulations. SAP works by assessing how much energy a dwelling will consume and how much carbon dioxide (CO2 ) will be emitted in delivering a defined level of comfort and service provision, based on standardised occupancy conditions. This enables a like for like comparison of dwelling performance. The SAP rating is expressed on a scale of 1 to 100, the higher the number the lower the running costs.

  11. ATT – Air Tightness Testing ATT is a necessary requirement under the 2010 Building Regulations Part L and is a key component in the Government’s objective to meet its carbon reduction targets. Air testing buildings is a method used to establish the rate of a property’s air leakage - the uncontrolled flow of air into and out of a building through the myriad of gaps and cracks in the walls, roof and lowest floor; the higher the air leakage, the greater the carbon emissions.  Air leakage (or air permeability) should not be confused with ventilation.  It is very important to have adequate ventilation to remove moisture and stale air (from cooking, bathing and general activities) and also ensure a good level of ventilation to any combustion appliance (fires etc).  Ventilation should be controllable, i.e. one should be able to close windows securely and not be troubled by cold draughts.   This is why the phrase ‘build tight and ventilate right’ is often used in regards to a buildings air permeability rate.

PassivHaus and Retrofit Consultancy The term PassivHausrefers to a rigorous, voluntary, standard for energy efficiency in a building (domestic, commercial and public) which significantly reduces its ecological footprint. It results in ultra-low energy buildings that require little energy for space heating or cooling.  It is a design process that is integrated with architectural design and can be applied to refurbishments as well as new builds. PassivHausis the fastest growing energy performance standard in the world with 30,000 buildings realised to date, the majority of those since 2000. The PassivHausStandard’s strengths lie in the simplicity of its approach – build a house that has an excellent thermal performance and exceptional airtightness with mechanical ventilation! This robust approach to building design allows the designer to minimise the ‘Heating Demand’ of the building and in some residential buildings only specify a heated towel rail as means of conventional heating, this heat can then be recovered and circulated by a Mechanical Ventilation and Heat Recovery (MVHR) unit. As well as being an energy performance standard PassivHausalso provides excellent indoor air quality, achieved by reducing the air infiltration rates and supplying fresh air which is filtered and post heated by the MVHR unit.

  13. Energy Statements, Audits & Reports Sustainability Statement CEADA has considerable experience in delivering bespoke sustainability statements which may be a pre-planning requirement or a condition of the consent. Every authority is different and our clients will typically need to satisfy a specific local sustainability policy. The considerations covered typically include energy use, water efficiency and biodiversity . Energy Statements Many planning departments also require an energy statement to be submitted alongside an application often forming part of the Design & Access Statement. The Statements shows how the development complies with national or local renewables policies and how the development reduces energy requirement and CO² emissions. An Energy Statement is intended to be an accurate and true working document containing SAP or SBEM calculations.

  14. Energy Audit and Report An Energy Audit is an inspection, survey and analysis of energy consumption used by a building. It is intended to identify the sources of energy use and provide an action plan aiming to reduce the amount of energy input into the system, providing cost effective savings without negatively compromising operations, comfort, health or safety. Local climate criteria, thermostat settings, building construction and solar orientation will be considered alongside actual energy consumption over a given period alongside calculations outlining the impact of potential improvements or recommendations. Whichever type of Energy Report you require, CEADA aims to ensure that we produce documents which are robust and firmly satisfy your planning conditions or building proposals - giving you the best chance of success in your project.
