Purpose for Building a Residential Community • Source of revenue – build endowment to support academic program • Compatible with College’s mission • Build critical mass to aid success of Atkins Corner Village Center • Become model for sustainable community living within a college setting – lifelong learning, sustainable living environment, sense of community

The Planning Process • Conduct feasibility study to test concept – market survey, program identification, site location, revenue opportunities • Preliminary design development – second market study, design various unit types to test site capacity, create development budget • Evaluate risks and rewards of development options • Developer selection process – RFQ’s, RFP’s Beacon Communities – the right partner • Board of Trustees Approval – Points of “Go / No Go” required at each phase of project planning

Program • Project Area: 50.6 acres, of which 36.6 will be ground leased • Development Footprint: 18.5 acres • Conservation Restriction: 32.4 acres • Unit Count: 129 units • 72 flats in three 4-story elevator buildings • 57 townhomes in duplex and triplex configurations. • Unit Sizes: The flats will range from approximately 1,100 SF to 1,500 SF. The townhomes will be approximately 2,000 SF. • Commons Building: 5,000 SF, located on a central green, adjacent to the community gardens. • Green Design: Silver rating on National Association of Home Builders (NAHB) Model Green Home Building Guidelines.
