  5. Playing by the rules? • Small buildings in most jurisdictions are easy to place and/or construct • Small ‘occupied’ spaces can run into problems with authority. Not really…

  6. A Tiny house is green • Lends itself to salvage… the off-cuts of a normal house can make a tiny house • Less consumptive to heat, furnish, & keep clean

  7. A tiny house is not ‘cheap’ - Higher cost/ft2 • The reason a large house is cheaper per ft2 is because most of the space does nothing • Tiny houses need windows, doors, kitchen, bath, ventilation, space heating and water heating • = high $ space

Small envelopes • For a tiny house to be warm movable, it must be well insulated, light and tight • But it must breathe – how with a layer of poly? • For a tiny house to work comfortably with moisture and temperature fluctuations, without air tightness, requires ‘mass’ • This makes it immovable

  12. As a first project, at tiny house requires • Extreme level of thoughtfulness • Less intimidating, wasteful and expensive as a learning project… a mistake is just a small mistake • More complicated because everything needs to work together – less room for poor design

  13. Design for small spaces • Avoid ‘busy’ finishes, clutter • Ensure that putting things in their place is convenient

  14. Lengthen site lines to enhance feeling of spaciousness • Allow for movement • Think about • your priorities
