However, in the purchase of beachfront property a local partner is necessary when buying. Buying a Home in Costa Rica The process to purchase a home as an expat is fairly simple. The first step is to find your dream home, working with a Real Estate Agent. Then have them submit an offer to purchase to the Seller or the Seller’s listing agent. In this submission you will agree upon the sales price and basic terms of the deal. When the offer is accepted you will need to hire a Costa Rican attorney where they will draft the formal Sale and Purchase agreement. If this is accepted, the closing document will be drafted. This step must be done in front of a Costa Rican notary public, who will then register the property under its new ownership.
