Summary • This “Unit A” was one of the worst conditions we have experienced in 8 years of business as it relates to dirt and lack of proper maintenance: • Cigarette Smoke Damaged everything • Cooking Grease Damaged all cabinets and nearby closets and walls • Mildew damage in kitchen and bath • Raccoon living in attic • Trees over-grown and falling limbs damaged privacy fence • Dirty and improper maintenance throughout property

Summary Continued • 8 days worth of clean up and make-ready: • Filled 20yd dumpster • Power-wash all walls and floors, trim, doors, cabinets • Apply stain sealer to all walls and ceilings • Paint all walls, ceilings, floors • Clean doors, cabinets, trim • Install new countertops and sinks • Resurface tub and repair walls in bathroom and install new toilet • Replace all ceiling fans • Add bath exhaust fan • Rebuild kitchen light and vanity light box • Replace patio door and windows • Replace Storm Door • Repair front door and replace locks • Install garage door opener and repair walls in garage • Remove all trees, debris, patio carpet (and apply paint) • And many misc. clean and repair items throughout the process

Value • Rents in this neighborhood typically are in the $300 to $400 per month range with most locations not having a garage. • With the condition this unit was in, it would not be appealing to any renter and would only deteriorate further. • With clean up and new windows, doors, painting and improvements to garage, this unit will rent for $575 per month.
