  3. Types of Land Surveys • ILC – Improvement Location Certificate • ISP – Improvement Survey Plat • Also Known As: • Pin Survey • Boundary Survey • Pin & Stake Survey • ALTA Survey • American Land Title Association • Land Title Survey

  4. ILC • Majority of residential real estate transactions in Colorado utilize the ILC • It’s important to understand what an ILC is and what an ILC is not

  6. Sample ILC An ILC is basically an inspection of the property from a land surveying perspective: To disclose any adverse matters: Such as encroachments onto or off of the property. To identify any easements that may benefit or burden the property. Address encroachments that are into easements

  7. Make note of the House in easement, fence line not on property line and the concrete driveway in the 8’ easement

  8. The most basic thing to know about any ILC is to know what an ILC is not • An ILC is not a survey • An ILC does not mark, establish, or guaranty the location of any lines.
