Modifications to Land Development Code for AEEs/SOBs in Heavy Industrial Zones

The City has initiated a request to amend the Land Development Code (LDC) concerning Alternative Energy Enterprises (AEEs) and Specialty Outdoor Businesses (SOBs). Proposed changes include allowing AEEs/SOBs only within the Industrial – Heavy (IND-2) zoning district as a use permissible by right and reducing the minimum site size from three acres to one acre. Additionally, an Interlocal Agreement is to be executed to permit sites throughout the County to satisfy constitutional obligations, excluding coastal areas from AEE/SOB site allocations.

Request City initiated request to amend LDC to: • Further regulate AEEs/SOBs • Allow only within Industrial – Heavy Zoning District (IND-2) as a use permissible by right • Amend site size within IND-2 from 3 acres to 1 acre Execute Interlocal Agreement to: • Allow sites throughout entire County to count towards satisfaction of Constitutional obligations, regardless of jurisdiction • Coastal areas free from AEE/SOB sites
