What I will do for you as my Client • Counsel with you to determine wants, needs and abilities • Facilitate the loan approval process • Search for your ideal home in the MLS • Provide you with a CMA (Competitive Market Analysis) on homes you are interested in • Write an offer and negotiate to get you the “best deal” on the home you want • Open Escrow • Handle Details during escrow; “trouble shoot” problems • Provide you with a list of service providers in your neighborhood

  8. Initial Out of Pocket Expenses • Earnest Money Deposit (EMD) • Typically 1% of offer price • Deposited into escrow within 10 banking days of • contract acceptance. (Different rules apply for • foreclosures though) • Inspection Costs • Whole House (Structural & Mechanical), ~$250+/- • Termite, ~$80 +/- • Environmental Pollutants (optional), ~$125 +/- • Appraisal • Your lender will order this for you but you will pay • it up front • Can be around $400 +/-
