Overview • Site located between Hawthorne Rd. and Newnan’s Lake (approx. 4 acres) • Amends land use from Residential Estate to Tourist/Entertainment to bring existing zoning designation (Business Marine) into compliance • Zoning districts which implement the Tourist/ Entertainment land use are BR-1 (Business, Tourist and Entertainment), BH (Business Highway, and MB (Business Marine)

  11. Summary of supporting factors • Near arterial road (Hawthorne Rd.) • Adjacent to natural environment resource (Newnan’s Lake) • Redresses the MB non-conforming use • Limited to MB portion of site ( Ag portions have environmental constraints)

Staff Recommendation • Staff finds the proposed request consistent with the Alachua County Comprehensive Plan and Unified Land Development Code • Staff recommends that the Commission approve the small-scale map amendment with bases, for the portion of the parcels which have the MB zoning designation
