NBHD Authority • Responsible for: • Serving as the Board and owner of the Nehalem Valley Care Center • Managing the District’s 3.2 acre property with tenants • The NBHD is also authorized by Oregon law to Provide • Direct service • Outreach programs, research, and patient care • Health screenings, prevention, wellness, improvement activities • Serve as a resource for health care providers • Develop business arrangements for the purpose of health care delivery systems and managed care plans

Demographic Highlights: Population Growth Estimates • 2000-2010 Growth • Tillamook County did not experience significant growth • The cities of Nehalem & Manzanita, posted average annual growth rates 2.5 & 1.5 % • Future growth • A result of in-migration • Nehalem & Manzanita will continue to grow in numbers in the short and long run • Nehalem & Manzanita will grow in proportion to the County Population Research Center at Portland State University

  7. Housing Stock & Residential Status • Approximately 3,407 improved residential properties (manufactured homes and condos included) • 2,246 of those have out-of-county mailing addresses (66%) • 1,161 in-county mailing addresses (34%) • Tillamook County Tax Assessor

Site Useability - Land General Description • 3.2 Acres • 60-200ft of elevation, • likely draining to the SW Advantages • Insignificant wetlands, rivervines • Minimal flood risk • Seismically favorable area • Low likelihood of landslides • Available open space Disadvantages • Constraints due to property size • Primarily zoned residential

Access Road Infrastructure • Hospital Road and Rowe St.: 2 lane, striped, local roads. • North south access limited to Highway 101 • Right of way is local street grid system • More than 1/2 are unimproved due to topographic constraints Public Transit: Tillamook County Transportation District (TCTD) • Bus stop outside of the NBHD campus • Manzanita and Tillamook • Operates Monday - Friday with 5 buses in each direction and with limited service on Saturdays • 20-40 boardings/departings in Wheeler / month • Dial-a Ride van service for Wheeler residents
